Visitors must be disclosed to host even if they are not staying the night. We have a strict no party policy. Accurate number of pets must also be disclosed & included in reservation prior to their arrival or they are not approved.

Self check-in time is 3pm. You will be sent a unique access code about 10 minutes before check-in time. 

You may request early check-in if needed. Please do so as soon as possible. We will do our best to accommodate requests. Fees may apply.

Check-in is anytime after 3pm & check-out is by 10am unless explicitly agreed to otherwise.

We kindly ask that you adhere to these times as best as possible so our Cleaning Team has adequate time for our next reservation.

If you have scheduling requests outside of these hours, please let us know as soon as possible & we will do our best to accommodate when possible. Fees may apply.

1. OUTDOOR CAMERAS: Exterior cameras are located on the property for security. There are no interior cameras.

2. NOISE MONITORS: Noise monitors are located inside and outside of the home to ensure quiet hours of 10pm-9am are followed. These measure decibel levels only. No sound is transmitted or recorded.

3. THERMOSTAT: Phoenix experiences extreme heat. AC units are rated to keep homes 20-30 degrees cooler than outside temperatures. AC must stay between 69-81. An automated schedule is set. You will have override capabilities between 69-81.

4. FIRE PIT RESTRICTIONS: Maricopa County restricts all wood and coal burning from May 1 to September 30. Additional "no burn days" or "fire bans" may be applicable on other days. By agreeing to stay in our property, you are agreeing to comply with these restrictions. "Fines for improper burning . . . range from $50-$250 depending on the number of violations issued to the individual." Fines may vary according to Maricopa County regulations. Any fines imposed for improper burning will be passed to the guest and will be grounds for immediate removal from the property with no refund. 5. ADDITIONAL FEES: Additional fees may apply for concierge services, excessive cleaning, damages, pets and early/late check-in, etc.

6. Screening will be required after booking, before check-in instructions will be sent.

While we strive to ensure a comfortable and seamless experience for all our guests, please note that certain circumstances beyond our control, such as power outages, internet interruptions, and other utility disruptions, may occasionally occur. Additionally, Arizona's unique desert environment means that the presence of insects and wildlife is common in the region. Although we have not encountered issues with these in the past, we want to inform guests that we do not issue refunds or honor cancellations due to such incidents.

We appreciate your understanding and look forward to providing you with an exceptional stay.
