Guest Access

Guests will have access to the condo unit, gym, pool, hot tub, steam room, sauna, and all the other condo amenities. 

Check-in is 3pm and check-out is 10am.

We kindly ask that you adhere to these times as best as possible so our Cleaning Team has adequate time for our next reservation.

Please let us know if you have scheduling requests outside of these hours and we will do our best to accommodate when possible.

Any locked areas (closets, sheds, etc.) are meant to be locked and are inaccessible to guests.

House Rules & Disclosures

House Rules

1. PETS. We do not allow pets.

2. GUESTS. Locals must contact before booking and need prior written approval. Max 2 occupants. Must tell host the accurate number of guests who will be staying or visiting. Extra guests need prior written approval. If you're planning on having more than 2 guests and do not let the host know, additional bedding will NOT be provided. Visitors must be disclosed to host prior to their arrival or can be grounds for removal from property without refund.

3. You may NOT receive mail.

4. This is a non-smoking/non-vaping house. No illegal activity of any kind will be tolerated. No exceptions.

5. Quiet hours are 10pm-7am. No parties, commercial filming or events are allowed. Please be respectful of neighbors.

6. We have WIFI for your convenience. If you attempt to disable or remove it in any manner, we reserve the right to immediately cancel the remainder of your reservation without refund.

7. You will receive a copy of the Association Rules and Regulations upon booking. It is your responsibility to review this document and ensure compliance at all times. Any fines assessed by the the Association will be passed to the guest.

8. Keys must be HANDED back to security upon departure. We HIGHLY recommend asking for the security guard's name after handing off the keys as there is a charge of $100+ for replacement keys.

*Fines and/or immediate removal from property may apply if house rules are broken. Refunds will not be issued if you violate house rules.

**We have reliable utilities and have not experienced any issues so far with internet, electricity, etc. However, if there are interruptions outside of our control, e.g. weather related, scheduled maintenance, etc., we will not issue refunds or honor cancellations.

Disclosures

1. BUILDING CAMERAS: There is 24 hour video surveillance throughout the building for security. They are on, streaming & recording. There are no interior cameras in the unit.

2. THERMOSTAT: Phoenix experiences extreme heat. AC units are rated to keep homes 20-30 degrees cooler than outside temperatures. AC must stay between 69-85. If electricity bill exceeds $250 in a 1 month period, those charges will be the responsibility of the guest.

3. ASSOCIATION RULES & REGULATIONS: Upon booking, you will be provided with a copy of the Association rules and regulations. It is the guests responsibility to review this document thoroughly, ask questions if needed, and adhere to all rules and regulations as outlined.

4. PARKING: 1 car is allowed to park in the garage and then 2 parking spaces for guests will also be included in the booking

5. BOOKINGS of 45+ days will require a deposit and monthly cleaning

6. ADDITIONAL FEES: Additional fees may apply for concierge services, excessive cleaning, damages, pets, early/late check-in, etc.

7. Screening will be required after booking, before check-in instructions will be sent.

IMPORTANT NOTICE TO OUR GUESTS:

While we strive to ensure a comfortable and seamless experience for all our guests, please note that certain circumstances beyond our control, such as power outages, internet interruptions, and other utility disruptions, may occasionally occur. Additionally, Arizona's unique desert environment means that the presence of insects and wildlife is common in the region. Although we have not encountered issues with these in the past, we want to inform guests that we do not issue refunds or honor cancellations due to such incidents.
